Mindlin Companies, a Los Angeles-based commercial real estate corporation with properties across the country, needed a better way to catalog, analyze, and make offers on properties that came to market. KMR developed an intranet application that allows an online file to be created for each potential property, complete with offering memorandum, Argus file, and financing sensitivity analysis.
Access to this information allows Mindlin to respond to calls for offers very quickly, which gives it a distinct advantage among its competitors: not only can it be first to bid on a particular property, it also frees up time to analyze a higher volume of properties to find the best ones.
The implementation of this project has been extremely cost effective. The decentralized nature of the intranet application means that any staff member can enter a property into the system and analyze information. This saves the cost of hiring additional underwriters to increase throughput.
